Simple Land Improvements (SLI) – a tool for developers, municipalities, owners 2024

In Slovakia, land ownership is very fragmented, which complicates construction and land management in almost every municipality. Land plots are often too narrow, have many owners or are registered to unknown owners.

Simple land regulations are a tool that allows developers, municipalities and owners to rearrange land boundaries to conform to the land use plan and to make land management easier.

Conditions for simple land improvements

In order for the district authority to approve a simple land development, the following facts must be demonstrated:

  • the desirability of the SPU,
  • compliance with the zoning plan,
  • financial security of the SPU,
  • the consent of the owners of more than half of the area of land affected by the SPU.


Work in the preparation of initial documents, preparation and execution of the land adjustment project and other acts in the land adjustment procedure shall be carried out by natural persons, if they are authorised pursuant to Section 25a of Act No. 330/1991 Coll., and by legal persons who employ natural persons with such authorisation and who have concluded contracts for the performance of such work with the person at whose request the land adjustment is authorised.
