If you are thinking about how to sell your land or share, you need to study a bit about the topic. It is not easy to sell land in a profitable and lawful way. Not every piece of land can be sold to anyone and not every piece of land is worth the same.

How to determine the price of land?
The price of two plots of land that are 5 metres apart can be very different.
The price depends on a number of factors – the type of land, the zoning plan, the easements associated with the land, the location, the utilities, and so on.
If you want to sell the land through an advertisement, you can set the price yourself. In order not to set the price too high or too low, you need to have all the important information about the land. The inspection is just the beginning. The most important information about the land can usually be found in the land plan or the land registry. It is quite common that owners do not know the basic features of the land and do not know what they can do or build on it.
Reach out to an expert
If you don’t normally work with land, it’s better to reach out to a professional who specialises in this area. Selling land does not only require knowledge of the law, but also zoning, the real estate market, and even a little bit of surveying. There are not that many real experts.
Remember that every sale of land must be registered in the Land Registry and every sale and purchase agreement must have the legal formalities. Without a lawyer, you risk invalidity of the contract, interruption of the proceedings at the land registry and other complications. Don’t risk tens of thousands of euros just because you wanted to save 300 euros on a lawyer.
